Senior Living Facility Coming to Downers Grove

A 120-unit, 97,000-square-foot supportive living facility has received final approval from the Downers Grove Village Council.

A sheltered care facility for seniors will be coming soon to Downers Grove, following unanimous approval from the village council Nov. 5.

The three-story, 97,000-square-foot sheltered care facility at 4200 Lacey Road will contain 120 residential units—60 studios and 60 one-bedroom suites. Delta Development will erect the building on a wooded lot at that location. Neighboring company Donegal Excavating will also be relocated.

The final proposal was the last in several attempts at nailing down a location. Petitioner C.M. Lavoie and Associates and the developer first pitched a facility at 63rd and Lyman, and then again at a vacant TCF bank property at 5100 Forest Avenue. They then revisited 63rd Street plan with a new proposal, which was overwhelmingly opposed by residents and subsequently withdrawn.

The chosen location solves an ongoing issue for the village, as residents often vented about the noise, dust, and debris generated by the excavation company.

"With some good planning and use of our professional staff, the developers found a solution," said Commissioner Geoff Neustadt. "It really does solve a huge problem for our village."

The council also approved several agenda items pertaining to the facility, including one to rezone part of the property from manufacturing, to residential. Also, one to combine three parcels into one larger lot, and approval for special use of the property.

"I'm very pleased with what we've been able to do here," said Commissioner David Olsen. "...in bringing a facility that services our seniors in Downers Grove, and bringing in a way that positively impacts surrounding neighborhood and benefits our community as a whole."

Neustadt agreed.

"The developer working with our professional staff," he said, "that made this deal happen."
