Six-Story Apartment Complex Proposed for Downers Grove

The apartment is proposed for 715-719 Rogers Street and will include high-end one- and two-bedroom units.

The Downers Grove plan commission voted Monday to recommend the Village Council approve a developer's plan for a six-story, 48-unit building apartment complex just east of the Downers Grove's downtown district, according to the Chicago Tribune. 

The apartment is proposed for 715-719 Rogers Street and will include high-end one- and two-bedroom units with hardwood floors, stainless steel appliances, a washer and dryer in each unit as well as a balcony and a trash chute on every floor, which will lead to enclosed trash room located in the lower parking level, according to the Downers Grove plan commission agenda. 

The proposed apartment complex would also have a garden roof and there would be two levels and 98 spaces of open-air parking. The one-bedroom units are expected to have 700 feet of space while the two-bedroom units would have 1,071 square feet, according to village documents.

RMG Realty Group appeared before the plan commission to request a special use permit for the proposed apartment complex since the property, which is located on the southeast corner of Prospect Avenue and Rogers Street, was zoned as Downtown Transition district, according to the agenda. 

The developer is proposing to raze the existing structure to build the apartment complex and is hoping to market the units to commuters since it is located close to Metra stations on Main Street and Fairview Avenue, according to village documents. 

RMG Realty Group proposed to develop the same property in 2008 but due to market conditions, the plan to build 16 town homes did not move forward, according to the Chicago Tribune.
